With the summer season approaching, many Holiday Home owners will be looking forward to spending time at their ‘home away from home’.  There are some things you should be aware of to make your holiday go smoothly.

 

 

  • Short-Term Letting: You may be tempted to rent out your property for short periods to earn a little extra income. There is a big difference however between letting your friends borrow the house for a weekend compared to actively listing your home on AirBnB. Please discuss your situation with your Broker before you make any decisions, so we can ensure you’re covered no matter how you use the property.
  • Loss of Rental Income: If short-term letting is a key income source, this may require an additional Loss of Rents policy to compensate you for lost income if your property is uninhabitable due to damage.
  • Damage to Contents: Renting out your home means occasional wear and tear, but insurance can cover accidental or deliberate  guest damage, helping with repairs that standard home & contents policies might not cover.  Although platforms like AirBnB may offer some coverage, this is often very limited, so a chat with your broker can help figure out exactly what insurance cover you need.
  • Un-Occupancy Period: When your holiday home is left vacant in the off-season, the risk of burglary & water damage can increase.  Check with your broker about any un-occupancy clauses that  may apply to your policy, as you may be required to carry out regular inspections, clear the mailbox and turn off the water to qualify for claims.
